Has anyone successfully sold a portfolio of houses along with the furnishings and bookings for an airbnb? My airbnb's turn a pretty good profit and are at the point where maintenance is low but have to make life changes.  If anyone has successfully sold a full short term rental business, how did you go about marketing and how complicated was the sell given that you're selling, real estate, furniture and upcoming bookings.

Hey there, I’m in discussions with someone in Florida who is open to owner financing through a warranty deed. I’ve never done this type of transaction before, my only experience is with conventional home buying.

What are some things I should be aware of? They are looking for a down payment with monthly payments to the seller for 8 years. The house has a tenant in place until next year that Has to stay in place.

The whole transaction will be recorded with a warranty deed. I don’t know these people personally so I’m concerned that they will just take my down payment and disappear.

Any advice of warranty deeds or things to look out for since this is uncharted territory for me would be appreciated.

Hey there I’m looking to move the needle forward on another property but I haven’t completed my taxes yet (filed an extension). Does anyone have any recommendations on a low or no doc lender for refinancing since I’m completely self employed.

Hey there, so I had a couple people working on my house one day while I wasn’t present. I had a guy power washing the front of my house and sidewalk while there was someone in the house cleaning. While he was power washing there was some spray back from the pressure and created tiny freckle type chip spots on the cleaners car hood. They are almost microscopic but still there. Both of these people working are paid cash under the table and not big insured entities. I had the cleaner get a quote for the paint and it’s thousands and a home owners claim would also be over a thousand. Does anyone have any advice as to were my liability runs here? If I was at the house I would have obviously had her move the car but neither of them had the common sense to do that even though they were both there and the cleaner saw how close he was to her car. It’s just unfortunate. Any thoughts would be appreciated!

@Eric James Yeah the DTI is due to student loans and some outside debt. My mortgage person said that I can't use my rentals until I've had them for 2 years. Also, mine are short term rentals through airbnb so I don't know if thats affecting this. I'm going to explore some of the other options that was talked about in this thread and keep looking for seller financing possibilities.

Hey there!  I listen to podcasts and read through the forums but Im still trying to get a handle on prioritizing my creative financing endeavors...as Im sure most people are.  

I have two homes that I rent out through short term rentals in PA and they cashflow really well. Im in the process of buying my third home but Im maxed out on traditional loans for a while due to debt to credit ratio. A HELOC isn't in the cards for me at the moment but I really want to get started on what my next move should be.

Is it virtually impossible to get non friends & family private lending for buy and hold and hard money just seems difficult for those as well. 

Any advice as to what to look for in funding my next deal outside of a traditional bank... also I did read the book on no and low money down deals...I've tried a couple seller financing opportunities but they havent worked out yet. 

Any advice is welcome.  

Hey there, first time caller, longtime listener here.

I have a tricky question regarding medicaid. My father wants to help me build my business by getting a VA loan with me (he's a vet, Im not) and we will have a tenants in common ownership that will transfer the ownership to me in his will.

The tricky part is that he has transitioned into an assisted living home and just had to go onto medicaid. We've gone through the process of depleting his assets and all that. Does anyone know if its still possible for him to get a VA loan without it jeopardizing the medicaid. To make things slightly more complicated, he lives in WV and I live in PA and will be purchasing the house in PA.
