Has anyone had any issues with bed bugs in any of their rentals yet?  It seems this is a big problem in the Charleston area and have shared this info with all of our tenants.  If so what companies do you recommend other than the larger companies?

Thanks for the comments and it's nice to hear that people enjoy the technology.  Troy I am also able to text through this software and it tracks it all in case it needs to be regurgitated at some point.  I can't imagine property management without this software.  Anyone have any problems they have run into with online payments etc?

We have concerted everything over to sign agreements and leases via docusign and our management software Appfolio. Also, all payments with exception to security deposits are made online via a secure tenant portal.  I have had a few tenants complain about the security of the system etc.  Just seems like most people would be using this for ease of operations and tenant usability. Seems rather simple but just wanted feedback from others on their experience.

Just wanted to get the opinions of some of you all about technology in property management.  We have implemented the most up to date technology into our business to provide ease of operation for us, clients and tenants.  It seems as though tenants think that is just a way to push off our responsibilities on the tenant to do some of the work.  I don't see it that way at all obviously or I wouldn't have implemented this expensive software.  I think online maintenance requests and rent payments should be online.  This allows the tenant to complete these items at anytime without having to pick the phone up or go and mail a check into us.  Also, it gives transparency to our company for our owners to see what is happening with each of their properties. How could it be anymore convenient for all parties involved?  Thoughts? Comments?

I lived in Mt Pleasant and did a FSBO in the neighborhood Fiddlers Marsh and it worked out very well! I actually had a cash offer and I only had to pay their agent 3% which was around $10,000. It is not that much more work to do FSBO you just have to keep your personal feelings with the house out of it and know it's a business transaction and that's it. If I can help feel free to PM me.

     Welcome to BP!! Charleston is a great area to have rentals as I have been here almost all of my life. There also a lot of great investment opportunities in the Greenville/Spartanburg area because home values are much more manageable. With that being said the cash flow is a bit better than the Charleston area and deals are easier to find. Let me know if I can answer any questions you might have! Again welcome to BP!

Welcome to Charleston!!! I was raised here and what a great place to live!!! There are a few things about the area that you need to consider when buying rentals. The school system here is very challenged and familys with kids want to be in a good school district. Also, there are a lot of great rental opportunitys in Goosecreek, Summerville and parts of North Charleston. With the presence of Boeing getting bigger and bigger coupled with the military bases rentals are commanding top rental rates. If I can offer any advise please let me know. I have lived in Charleston most of my life and have a really great pulse on the Charleston rental market. You are correct the Summerville, North Charleston and Goosecreek area are great rental areas along with West Ashley. The military has a huge presense here along with Boeing being very dominant.
