Curt,

I would say that if your model works stick with it....Atlanta has been very busy and I think its only going to get busier with new investors coming in. My recommendation is try other markets. Don't be afraid to go out of state. My niche is my model works everywhere in the country. If one of my markets is saturated I go to another. Deals are out there. Maybe Florida or the Carolinas should be a new option for you. Don't be afraid to venture out of Atlanta if the opportunity presents itself.

Andres....I will be sending you a colleague request. I am doing deals with companies who are in the DC/MD/VA markets (flips). Great returns (18-24% for our investors with the potential of 12-15% Over 6 Months). Would be interested in talking more to you to see if you'd be interested in joining us on a upcoming project.

Hello BP Nation,

I wanted to share some information with you on my company, JID Investments, LLC (JIDI). Things have been going great for us to date.

Our company provides businesses and investors (developers/builders) the capital for purchase and rehab of properties for a return on our investment. Similar to a Hard Money Lender, but with our company conducting a detailed Due Diligence process with all the businesses we work with.

Our goal is to provide JIDI investors in our business a 18-24% annual percentage return (APR) with the potential of 12-15% within a 6 month term (all returns with original investment(s) are paid to our investors 1st before our company receives any returns. Principal and returns are paid at the closing of each deal within the timeline stipulated in the closing documents).

To date we have invested over $500,000 and have raised an additional $300,000 for future projects from investors. Our goal is to raise an additional $1-2 million dollars over the next few months to support upcoming opportunities that meet our terms.

Better yet if you know a realtor, offer them $200 to draw up all the paperwork and handle the closing setups with the title company. If you don't know a realtor than ask some friends if they know any and offer $250. It costs money but at least you'll sleep better at night knowing you didn't miss anything.
