Flipping/Fix-and-hold in Virginia

Anyone investing via Flips/Buy and Holds in Northern Virginia? I wonder how you're doing it, if so. I've been trying to buy Fannie Mae places lately and there's no chance for me of getting them at a decent price given the repair work that needs done. For example, two I bid on recently that both required about $15,000 - $20,000 in repairs. Both of these sold for pretty much right at their ARV.

This would not be one-directional in that I just leach off your experiences and bother the crap out of you. I'm a Realtor in NoVA w/ 5 years experience supporting buyers and sellers. I have some spending cash and would be interested in getting involved in one. Of course, I'm happy to support w/ Real Estate services in exchange.

I apologize if this is NOT the correct Forum for this posting. I wasn't sure.
