I have experience with rehabbing and flipping over 100 homes in the last 7 years. I'm looking for a national or local mastermind that has experienced investors that are looking to expand their portfolios. I value the network of an ongoing mastermind as it can catapult me to another level. Is there any recommendations as far as where to find one. Please provide any feedback and or recommendations! Thanks

I value Matt Scott's commitment to help me in with my success. He has been more than patient with me in the last few years. His knowledge and expertise is great . I also feel confident with his staff, which is readily available and courteous. I disagree with Best Properties ( post above )as I have given Matt Scott money and I can always get him on the phone if I need to. I'd highly recommend Matt Scott and his services to those that are serious about raising money.

So it would be a waste of postage to mail to the custodian. hmmm...

I found a couple of properties that I'm interested in purchasing but one is being held under a Trustee's Deed , the other one in Trustee's Deed in Trust. 

There is one other one being held under an IRA account.

I'm wanting to know if I'd be wasting my time in mailing and spending time to contact the individuals named in the two Trustee's deeds?

And the mailing address for the IRA account is the IRA custodian. Will the owner of the IRA get the mail?

That would be 20k total for the year. Some of the budget would be used for an internet presence. I'm just pressed short for time and would like to use my time in calling back leads, filtering the leads that are not good and driving to the home to see the property.

From what I've read so far in forums, before going to use the big guns (use a lot of money) you can start of by using methods like craigslist, backpages, cold calling or driving for cash. 

If you're jet set on spending a lot of money marketing, there's several websites that you can find under "BP resources" that can give you options for marketing (be it direct mail, or purchasing leads). Be fore you decide to start spending money on marketing, make sure to know what your "niche" market is so you don't sprrad yourself too thin and waste money on properties that would not interest you.

I am looking for deals so I can purchase, fix and flip. Also I have some investors with cash in hand to buy deals themselves to flip. I'd like to get to the point of getting at least 5 homes a month under contract. What would be the best marketing campaign to get the most bang for my buck ? I would like to automate as much as possible. Time is more valuable for me in this case.  What kind of return can I expect to get from my investment in the marketing campaign?

Is there a way to use Quickbooks to estimate and budget a rehab that will be flipped? Lets say for example we buy a home for 100k and want to budget 20k in repairs. Is there a way to put the budget in QB and update the QB file as we get bids ?

I currently have quickbooks premier and just started using it for my real estate flips. I previously was using excel sheets and plan to transfer to quickbooks. i would like to have the purchase price of the home also on the p&l report and the rehab expenses ( material, labor costs, utilitiy payments, paid property taxes ) on the balance sheet. I'm aware of using classes to identify the property. What account from the chart of accounts is the way to classify purchase price and rehab expenses to get the the data on both the p&l and balance sheet?
