We lend on pretty much everything but none of my Investors will lend on Cannabis.  Any reliable Cannabis Lenders?  I got a call today from a guy with a warehouse in Moreno Valley.  He feels the value will be 1.1 million.  Just wants to get a rate and term loan.  His current 1st is coming due.  Has not started the Cannabis growing yet but plans on doing so in the very near future.

I am a direct lender but I can't close in two days.  I would like to help the clients out if anybody knows of a legit lender please pass the info along.

I see a lot of discussions about vacation rentals on BP.  I ran a vacation rental company for years and still own a few vacation rental properties (Fort Lauderdale Fl & Palm Springs area)  They are both very successful but unless you know what you're doing they can be a nightmare.   I just read a great blog about a couple who got into their very first property and are doing very well.  They said the one thing I've said for years "having a great cleaning company will make or break you"  no getting around this one for sure.  Not sure if BP allows links but if they do, here is the link to the blog.

It is always good to know how the foreclosure process works.  This way you know what you are up against.  Better yet, just make really smart loans with a company that seriously does their due diligence when originating loans.  This will lessen your risk dramatically.

Still good deals to be had in Cathedral City (near Palm Springs) I bought there about two years ago for $240,000 with 30% down. I funded it via one of my private hard money investors.  I make money every year.  Still good deals there.  Just be sure the home has a pool!

Selena, if your bank won't work with you there are some private lenders/hard money lenders with programs that are sort of a cross blend ( not too hard ) but you have to have good credit scores to get them.  If you do, rates are in the 7's and for hard money that is considered on the low side.  Always good to know you have options and don't have to jump through hoops.

The problem with AirBnd is they don't give you your rental money until the day the tenant moves in.  Much better sites to use in my opinion.

Amen to that!   I have vacation rentals in Fort Lauderdale and Palm Springs.  I make way more money renting them by the week then I ever would renting them by the year!
