Welcome Kiah, I'll be moving to Durham this summer!

I've seen several people mention using OPM to fund their investments and having lots of success. How risky is this strategy? Where do you have to be credit wise for this to even be a legitimate option? And where do you find these people? I'm brand new to REI and really curious to the various methods that I've seen mentioned so far. Any help/input would be appreciated.

Do you guys believe bidding on HUD homes to be easier (as far as finding deals) than looking around for motivated sellers? @Duane Ortega @Greg H. @Chris Boyd

@Chris Boyd yea I'm definitely trying to build up my buyers list everyday through looking craigslist ads, in the meantime I want to be able to team up with other more established wholesalers who have a better buyers list than I do and create deals for the both of us.
