Hey @Jeff Macdonald - I can only speak on this from the other direction as we just bought a vacation rental that was actively rented and our only issue was scheduling inspections, etc. around the rentals.  I would think that as long as you worked around bookings or communicated well with the renters, you shouldn't have any issues.

@Gerry W. we have done this with our condo in Estes Park, CO, but one thing to be aware of - in many cases, the charitable deduction flows through to you personally, so those days count toward your personal use of the rental.  See IRS Publication 527 for more info, or ask your tax accountant.

Thanks for all the input!  We looked at a couple properties at the Granby Ranch ski area which triggered a couple more questions.  First, does anyone know about that ski area and the demand for rentals?  And second, we found out that there are plans for a brand new property that will be built very close to the two we looked at.  I'm worried that altered views and construction noise will hurt the marketability.  Any thoughts?

My wife and I have had a vacation condo in Estes Park, CO, since the end of 2014 and business has been great!  We are interested in expanding to additional vacation rentals in the state, but we have one major gap in our knowledge base - we don't ski!  We're not sure what areas would be go to look at for investing further and if there are any issues unique to ski areas we should be aware of.  Thanks for any and all input!
