@John Hickey I haven’t been down there in a while. From what I understand it’s still about the same. I insure a house flipper that operates down there and does well in the surrounding suburbs.

@Stacey Cook check with your insurance company. A lot won’t take that risk and if you find one who will I would bet the increased rent will not out weigh the insurance expense.

@Rafael Lopez a lot of companies offer a Landlord or rental dwelling package which comes with certain coverages such as dwelling, liability, loss of rents. Best bet is to talk with a local broker and they can help you decide the best coverage

@Brad Gibson best way would be to collect all of your current dec pages so you can have another Agency review them, and know what they are pricing against. You may be better off staying put over a few hundred if the service is great and they are responsive. Not a bad idea to have a second look though.

Generally loss of income pertains to the income you would loose while the property is being repaired. I dont think loss of income would kick in unless your property was damaged and unable to rent. Interesting question for sure.

Contact an insurance broker to find out the cost difference. I looked at a 2 fam property for a client and the price difference in insurance was absurd compared to the additional rent, not to mention pool up keep.

Just like lenders, insurance companies have different underwriting guidelines. Try another, don’t get discouraged.
