He will definitely be able to help you in your home search and purchase. Hello BP members!  I'm hoping that some of you can point me in the right direction or offer up some advice on private money lending forms.  My husband and I have a family member willing to fund our live-in flip, but he is not gifting us the home.  He would like us to draft up the appropriate documents with our agreed upon parameters before we close on the property.  I've searched the forums and it looks like we need help from a hard money lender that is familiar with these types of forms and help from our title company - is this correct?  Thanks in advance for your help!

Jason Rhodes here from Westminster, CO.  I just recently completed a certification course in residential home inspection with Axiom Academy and I need to clock some practice hours inspecting some real properties.  This will not be an official certified inspection, but I can give you an idea of what might be an issue with your prospective property for FREE.  If there is anyone on BP in the Denver Metro area that wouldn't mind letting me practice a simulated home inspection on your property, I would be extremely grateful.  And I could be your go to inspection guy after I get officially certified!  Hoping that this is post is not in the wrong place (marketplace instead?), but if it is please let us know.  We're new to BP and getting to know the forum landscape as best as we can.  Please message me with any opportunities and thank you in advance!

Thank you Bill S. ! I appreciate the vote of confidence. We're in the process of diving into all the educational resources on the BP site, which are amazing. We are surprised at how much beneficial info is given on BP! Truly a village. We are also diving into all the podcasts and suggested books (and audiobooks). We have a constructed a timeline for our goals and hope to start building our network immediately by attending some local events. Glad to hear that my marketing background will be an asset, plus I've also been in sales/management for the past 10 years, which I'm hoping will also help in our endeavors.
