Can y'all give me some examples of how much y'all invested and the returns and the length of time? Considering joining the PIG program for MF but I want to see some numbers from others first.  Thanks!

I'm looking to get into a multi-family deal in the San Antonio / Central TX area.  I have done the initial Lifestyles course but am leary about spending 20k just to join at the higher level.  What other ways can I get into a deal?

My mother has lived at an apartment complex for over 20 years.  They have recently changed management. Her lease was due to renew several months ago, but nobody gave her a renewal amidst the chaos of changing management.  She has continued to pay her rent every month. The new management has her going month to month (without a fee) until they can get everything in order and they have now given her a new lease which starts 9/1.

My mother is elderly and I asked her not to sign the lease without me reviewing it, but she signed anyway.  We are now looking at moving her into  a Senior Community asap.

How should I handle breaking this lease? She has just paid her rent for August but does not have a current lease agreement.  The one she just signed does not go into effect until 9/1.

Hey guys,

Just checking to see what your recent costs/timeframes have been for SF rehabs in San Antonio.

I'm looking at a single story 1300 sqft house.  It will need a new shingle roof, new flooring (either carpet or pergo type).  both bathrooms will need new cabinets/vanity, toilets and the tubs will either need to be refinished or replaced.  Entire interior will need to be painted.

Central air/heat works but is older unit, probably should upgrade.

I troll the mls, hud etc everyday.  Have several realtors doing the same.  Have not found any good deals within the past month.  There are several wholesale investment groups that sell homes in San Antonio, but they offer no option period in their contracts.

Any advice on finding deals? I am pre-approved with hard money and conventional exit. Have to be able to buy and rehab with 70% ARV. This is for buy/rehab/rent.
