Thanks Seth, I hadn't noticed that yet.  As a matter of a fact, I'm building a new list this evening so I'll definitely check that out.

Nick - Correct, it is a way to build lists and also do pretty detailed property research.

Hello real estate marketers.  Does anyone have experience with both RealQuest and AgentPro247?  I'm looking for a subscription service to build lists AND do property research and wondering if these two have any advantages over the other.

Post: Tax Delinquent Information - how to get it

I've never used it, but I've heard that AgentPro247 has tax delinquent information available.  However, depending on the county and how sophisticated they are, the data may be very stale.  To ensure I have the most up-to-date data I contact the county treasurer office.  

When you call, let them know exactly what you are looking for.  You might have to talk to several different people to find someone that knows what you are looking for.  Be persistent, they have the data somewhere.

Just fyi, Yuma county posts their list directly to the Yuma County Treasurer site.  Not sure if you're interested in that area or not, though.

If you are finding that your list doesn't contain the fields you need to cleanse it properly, you'll have to do as @Taurice Cooper recommended and go back to the county website, look up the property by parcel number, and pull the extra fields you'll need.

Luckily, you can automate this work with a tool called imacros (I have no affiliation).  If you spend the time to educate yourself on the tool and get it working, it will make your life of getting a clean tax delinquent list MUCH easier.

Here is how I use it after I get the imacro created (it'll take a lot of trial and error).  I get the list from the county and then pull out the parcel numbers into a separate .csv file.  You can feed the parcel number file you just created into imacros .  imacros will then pull each parcel number out of the file and automatically navigate the county website pulling the data it is told to pull.  The extra data pulled will be put into yet another .csv file.  Once the macro is complete (I usually let it run overnight), you'll have a file of all the extra data you needed and you can just copy and paste it into the original file from the county.

Now you have a complete list with all the data you need to cleanse it properly.  Downsides are the trial and error to get it working and you'll need a macro for each county you're working in.  However, the upside makes it well worth it.

Yep, county treasurer is where you should go.  Some counties give the data away and some charge for the list.  Email will suffice in some cases but you'll need to call in a lot of cases too.  Be aware that sometimes they will try to give you the list that is going to auction.  Be very clear in what you are asking for.

In case this is helpful, I ask for these fields in their report:

Parcel Number, Owner's Name, Owner's address, Property address, Property Use Code (zoning), Assessed Value, Lot size, Delinquent tax amount

More often than not you'll find that they will not supply everything you need.  If you find yourself needing more info than what they provide in the report and the fields are displayed in their website as you navigate around, download imacros to scrape the extra fields you need.

Thanks for the input @Jason Pachomski.  At the time of me posting this question I only had 3 of the parcel numbers.  He was finally able to supply the fourth parcel number this morning.   He owns the property jointly with someone else which is why I wasn't having much luck finding it without the parcel number.

@Rick H. My question on who is my best bet wasn't very clear.  I realize the responsibility to solve the issue was/is mine.  Making things difficult for sellers is not how I operate.  I was unsure who at the county was best equipped to sort this out.  Thanks to your and Jason's advice, it is now clear.

Also, point well taken on participation.  I'm not going anywhere.  BP is a tremendous resource (thanks to members like you) and I'm just now starting to feel like I can start contributing useful information. Whether it be guidance or mistakes I'm making as I stumble through deals.

Hi BP experts,

Long time lurker, first time poster.

I have a gentlemen that responded to my direct mail campaign and we came to a verbal agreement for me to buy 4 pieces of vacant land from him.  However, I am finding in the tax records that he only owns 3 parcels.  He inherited them back in the '80s and is having trouble finding the paperwork.  Of course, I'll need all of the info so I can fill out the purchase agreement properly.

Who is my best bet to sort this out?  Call the county?  If so, which department?  He is confident he owns 4 parcels.
