I grew up In the neighborhood and knew that the house was in “hoarder” condition with serious deferred maintenance. Heard the grapevine the owner had unfortunately passed away and was able to buy directly from the family without agents.

It’s a 3,000 sqft. 4 bed 3 bath built in 1990 on the fountain valley/Huntington beach boarder (fv side).

I know that it can be discouraging living in this market and feeling like you can never find a deal. A guy I used to work with when I was doing construction for HGTV told me, "Don't invest here because it's to difficult." Low and behold, my first flip (as an owner/builder) is going to be listed in a couple weeks and it was a home run. Deals are out there! Build your team, keep working hard and it will pay off!

I appreciate both comments and I agree with both. I am thinking a higher end LVP with labor included will save me more money on the resale than the cost of hardwoods throughout would/potentially add to the value. Still open to other opinions!

Sounds like something I would find in Encinitas
