In Southern California First Time Investing, I need Partner?

Hi all,

In 2019-2020 I have helped investors identify properties, analyze and write offers. Some were flips, some were BRRRR.

I was actually meant to be a partner on my last deal (a flip) but they ended up changing my position to solely the LA and BA agent on both the buy and sell side. However, I was able to sell it for more than the ARV I had estimated and more than the listed price. I was proud but also bummed that I wasn't able to call it my investment.

Anyway, I am finding good deals for both flips and BRRRR's but I don't have the funding to go it alone so I am reaching out for a partner and/or mentor. As I would love to partner up with someone that I can grow and learn from.

I'd also be interested in tips on how to find great hard or private money lenders.
