Hi @Thomas Dyman It will be very difficult to find an HML that is willing to do less then $50k. In this situation your best bet may be to obtain an unsecured line of credit(up to $100k) or possibly establish a self-directed 401 (K).

Hello @Paul Krause  If your client is still seeking GAP funding I may have a good alternative in the form of either an unsecured line of credit or creating a self directed 401 (K).  These may actually be good alternatives to other clients you have in the future where amounts less then $100k are needed.  Feel free to reach out anytime to discuss further.
