Hi Hugo,

I would look at a four or two unit building in DC.  I saw a four unit this morning listed for 830k in Petworth where you could put 3.5% down (29k).  It has 4x1 bedroom units. You would want to get the current rents from the owner to make sure the numbers work, but that could be a good start. 
Otherwise, you could buy a two bedroom condo and rent out a bedroom to a roommate.

Congrats Antwoine.  What are you investing in next?  I just pulled money out of a condo in Alexandria my wife and I bought in 2004 and will most likely be putting it into an apartment syndication deal down in TX. Are you continuing to invest in DC?

@Martins Francis I went back and forth on that question for awhile myself when we first started investing. Ultimately we settled on Arlington/DC. Partially because we live here and the properties are easier to manage, but also because the job market seems pretty insulated unlike other areas.

On the Virginia side she could commute in from Arlington/Fairlington on 395, about 5-10 minutes to DC with no traffic. One bedrooms in there rent for as cheap $1500.

@Cassidy Burns Great neighborhood. I would think as long as you are at least breaking even on net income, the long term appreciation and rent increases will be great long term.  Is this part of a condo building?

Hi @Cassidy Burns, congratulations on your purchase. I am curious if lenders are strict about renting the unit right away if it’s considered your primary residence?  Are there any issues with that?

Hi Brad,

There are discount brokers out there where you can hang your license like Samson and FAIRFAX Realty. They pay 100% commission depending on the monthly amount you are willing to pay and a transaction fee for each deal. You may need to pay your own E&O insurance, Sentrilock fees and Association (NVAR or GCAAR) fees yearly.
