Wow, thanks for sharing your ADU journey. I'm looking at building one in San Leandro.

I have a bedroom that leads to the backyard. If possible, I plan to add an ADU to the existing bedroom and add 475 SF.

You are correct. I believe Scott Smith wrote an article in August describing Fannie Mae allowing properties owners to change their titles to LLC's.

Your plan seems reasonable, that mainly because I plan to do the same :). It sounds like you're veteran, if so have you considered VA loans too?

Hi BP, My name is James Phan and I am a new investor from SF Bay Area. I was first hooked into buy and hold real estate after listening to the podcast Afford Anything by Paula Pant. After listening to the interview with Joshua Dorkin, I decided to join BP. I listen to BP podcast at least 3 times a week and have read Savy Real Estate Investor and I am currently reading Long-Distance Real Estate Investing. Currently, I am looking to buy properties in Columbus, Ohio. My business partners and are looking for homes that do not require a lot of repairs. We are not yet ready for a BRRRR property but will eventually do it. If you have any Columbus contacts(property managers, inspection companies, RE agents, mortgage specialist, contractors) that you would like to share feel free to message me.
