Yes please send the name of the company.  Also do you have an architect you would recommend?  @JScott How long would you estimate it might have taken if you had used the expeditor from the beginning?...@AbhiGolhar No its not my first flip.  Ive flipped about a dozen homes.  My most recent was one within the city of Atlanta where I added on to the rear of the home.  

I have a property that I would like to buy, demo and build a new single family home.  I have an architect, expeditor and contractors.  I am wanting some insight on using an expeditor for the entire demo and building permits process.  I would like to know how long should I expect to wait to receive permits for demo and building if my architect is quick on making any changes and I hire a good expeditor?  Does anyone know a good expeditor?  I'm in the city of Atlanta.  Kirkwood area.

A couple of days or a couple of weeks I can live with. I've had a couple contractors tell me it usually takes 3 months. 3 months would be terrible. I'm adding a 24 ft x 30 ft addition to the rear. It will be an addition to the main level and basement which is above grade. Also adding a 20x10 deck and fence. The existing structure will remain but I'm installing new siding, osb plywood, taking out a couple non load bearing walls, and re building the fireplace.

I recently purchased a property in Kirkwood in the City of Atlanta. I already have my plans, survey, and already went down to the permit office once. They told me I needed to add a couple of minor details to my plan and once I did that, I would be able to submit. I am adding on to the rear of the home and also doing electrical, plumbing, hvac, siding, roofing, windows, flooring, etc...Can anyone advise how long I should expect it to take to get a building permit assuming I have everything I need when I go down to the permit office next week.

With the individual wanting to invest having a mortgage on the property as collateral, she would be paid once I closed selling the house? She is using a pre paid legal service and thats what they suggested as far as the deed in lieu.

I have a house I recently purchased that I am renovating to resale. I also have an individual that is wanting to invest 10k to help with renovations. What is the normal collateral on my end? I really don't have anything worth the loan amount other than the house, which is worth much more. An attorney that she wanted to have write the contract suggested a deed in lieu with a clear title search, and put the 10,000 in first position in a promissory note. As an investor that knows the area where the house is located and sold a couple within a mile recently, I am quite sure the property will sell quickly and there would be no issue replaying the loan in full and interest.

I' interested in purchasing property in DeKalb and Fulton County. I recently was pretty close to purchasing a property in Kirkwood for $38,000 that the seller paid $4600 for at a tax deed auction. I know you have to do a quiet title action but I'm not quite sure how everything works. Can anyone give me any insight on some do's and don'ts? Does anyone know when it takes place? I'm under the impression tax sales and tax deed sales are two separate auctions, is this correct?

I'm renovating the entire house. 4 bd, 4 ba with basement. The roof has fairly new architectural shingles. I will be replacing gutters, shutters, front door and garage door, stainless steel appliances, cabinets, vanities, countertops, inside doors, back door, new grass and landscaping, new fence, new tile in bathrooms,acasia hardwood in kitchen, foyer and master bedroom, all plumbing fixtures, all missing copper pipe with cpvc, door hinges and handles, toilets, adding double trey ceiling in master, granite counters, painting inside and out, new carpet, adding some crown molding in master, kitchen, foyer, family room and master bath. The ac units and furnace are old but in good working condition. I normally leave the original ac units and furnace if in good working condition. I will replace the water heater but do you think it is necessary to replace the ac units(2) and furnaces(2). How much is that going to add for the appraisal value? The other highest comps in the area have old ac units and furnace also. Without adding sq ft, what is going to give me the best bang for the buck on appraisal value?
