Hi all!

I'd love to attend as well. The group times for CFRI and GOREIA don't work with my schedule so I've never been able to attend. I live in Orlando. I can do Sunday-Wednesday but 6:45, 7 would be better for me. Is it ok if I am late? Sorry, my husband doesn't get home until 6:15 and I have a tot! Let me know! Thank you!

@Benjamin Pekarek You mentioned, Florida Community bank. Are they strict with requirements on properties they will finance? Finding it hard to get a property as REOs seem to always have a plumbing issue that makes it unable to finance or some other issue...all less than 6k though in repair to make it livable.

To reply to someone, be sure to hit shift + @ (mine is located on the 2) then select their name so that they know you responded. As in @Attila Vad and @Mocellie Bitting I think are the ones you wanted to connect with.

Asking price is 110k. To submit best offer by tomorrow. I can see the place tomorrow but looking at the numbers don't think it's a good deal. Without seeing the inside, I put repairs at 15k. They will accept conventional so I figure it shouldn't need a ton of work b/c it is livable condition. CCR is low. Cashflow I'd like to see at 200+ but the area is decent. Have any of you taken less for a decent area? Homes in the area on realtor.com are as low as 90k to 300k+ They have a homestead every year making their taxes 744 but I looked at the appraisers site to see what it'd be without and that is what I used below (1663). I figure they won't accept less than 110 and would probably accept 120, which is why I used that in the analysis.
