Quote from @Dustin Tucker:

Hello Jovan, I would think appreciation is based on scarcity of the property, if you buy a home in a cookie cutter neighborhood, you probably aren't going to see a lot of appreciation.  However if you purchase a unique property with a view, close to town, etc. You should see better appreciation.

Do you know of a tool that I can use to help with the search ? I would imagine BP deal finder but just asking around to see what pros are doing

I am currently surveying the NC market for a 3bd 2 ba home that is predicted to appreciate over time.

However Id like to know what are some data points and minimum criteria you look at in a market (like a 1% job growth YoY) to feel informed on your decision making process

also if you go to the area what are some things you look for physically that would be a good sign

Outside of real estate, I enjoy the beach, reading, working out, and hanging with my family.

Quote from @Luis Lozada:

Hi all, I have recently posted that I am new to rental property investment. I do have an STR in Dominican Republic but I would like to begin to build a portfolio here In The states. Now I have gone to Zillow and and other sites like that to look for properties. Using the 70% rule I'm sure does not apply to those listed there. So I guess I'm looking for help to tools to find the first one. Thanks. I have plenty more questions but, for a later time.

I am a systems engineer with very little real estate knowledge, but I enjoy the learning process and have been able to teach some close friends and family. I currently invest in real estate part time I have 2 units and working on my third. If you are open to it, I’d love to connect and speak more on real estate endeavors in NC.

Hello all,

The tenant that was occupying the other side of the duplex that I am purchasing and moving in is moving out 6 days after purchase. Any tips for moving forward? Like security deposit usage, any paper work,

Turning off gas and light bill, etc

@George W.

Thanks for the input !

I must say myself I am truly eager and want to rush in also. However, slow and steady does win the race .

Hope you enjoy the rest of your evening!
