How do I run the numbers on a property I see online without knowing the fix up/renovation cost?

Do you think real estate will still remain a safer investment strategy to build wealth going into the future? Or do you think it will become over saturated and not have the same returns, appreciate and inventory it has had before?

I’m currently in Arizona and I’m ready to buy my first home but there is very low inventory of housing in my price range. There are also many houses currently being built in my area. Should wait to purchase when there’s more inventory on the market?
