Quote from @Vaughn Smith:

@Emily Ellis You can absolutely wholesale in NY & NYC as of this writing. New York State as a market is a monolith the tactics buyers and deal velocity foreach area is very different as are the investment strategies in each area. Tread lightly there as NY/NYC is a market for seasoned investors so you need to be able to see some of the schemes the buyers (and agents) will try to pull on you early on (too many to list). Great news is when you get a deal there the spread is usually solid, bad news is many of the traditional marketing tactics don't work very well (at least in NYC where you cant cold call, PPC & PPL is really expensive and I don't know anyone who does well with direct mail).

Hey Vaughn, which closing attorneys do you use I have two deals in Elmira New york. One with a buyer in place already.

Quote from @Dmitriy K.:

Hi Emily, I've bought many deals from wholesalers in New York City. They all were in contract and assigned it to my LLCs. Always smart to consult with attorney, but I really don't see any illegal acts by going into contract and then deciding to assign the contract to another entity. If you decide to continue wholesaling in New York, please keep me in mind for Brooklyn, Staten Island & Manhattan in good areas.

Which closing attorneys do you use? I have two deals in Elmira New york
Quote from @Mohammed Rahman:

Hi @Imanuelly Jaya - do you already have a deal in hand?

Only asking since most newcomers to wholesaling get caught up in the aspect of having "all their ducks in a row" that they forget to focus on what actually matters: deals.

Anyways shoot me a DM if you still need suggestions. I'm an investor, broker, wholesaler, etc. in NYC & LI and I'm happy to help.

I have a deal ready, buyer and seller and willing to a compensate for a solid referral, so far the attorneys I've been doing with in New York suck!

I'm mainly in the Ga, TN, and AL markets

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $315,000
Cash invested: $85,000

First investment property, property pays for itself and then some. I bought this property with my business partner at 20 years old

Pics was halfway through the project

What made you interested in investing in this type of deal?

Needed to put money into a deal and for tax purposes

How did you find this deal and how did you negotiate it?

local wholesaler

How did you finance this deal?

traditional

How did you add value to the deal?

renovations, cleaning up the property

What was the outcome?

cash out refinanced, made our money back and it cash flows a month

Lessons learned? Challenges?

Find solid contractors, ****** ones take a long time and give false promises
