Thanks for replying! So I was thinking of setting it up like charging double the rent, then they would take care of the utilities and any damages that the clients are responsible for. 

Hello all. A residential assisted living facility wants to lease my property to run the business out of.  Besides a leasing agreement what other contracts or forms should I have them sign or is a leasing agreement enough?

Is this worth it? It’s in a good area good schools. Comps in the area for newly renovated 3bed 3 bath sold for 300k. Property is advertised as a 6 bed 2 bath. 20k of materials already in the property. It was last sold Sep 2022 for 85k. They are asking 120k. I have no idea what it would cost to renovate I guessed at 100k. Property needs full rehab inside and out

For the property management yes I wanted to do it my self because it would be my first investment property.

I looked on rent o meter and it said you could charge 1350 but I’m not sure about that I’m finding inconsistent results but it seems a little high even with a remodel. Not sure that I can raise rent or what I’d be able to raise it to. Is it a way to get a more concrete answer?

Your right with everything as is it would wipe out cash flow. Probably best to move on unless I could raise rent right?
