Residential assisted living facility

Hello all. A residential assisted living facility wants to lease my property to run the business out of.  Besides a leasing agreement what other contracts or forms should I have them sign or is a leasing agreement enough?

    Also, check with your insurance about this kind of lease. Most residential rental property insurance doesn't cover a business being run out of it. That can help inform the cost you're going to charge them as well. :)
