Post: Nonwarrantable condo discount

Hi All -  curious what people would expect a discount to market value to be on a nonwarrantable condo in the Boston area?  Let's assume desirable neighborhood, close to public transportation, etc but no chance of ever qualifying for standard financing.

Cover your Assets with an LLC, Inc or Trust

If you got sued tomorrow, would you be at risk of losing everything? Owners who operate with an LLC, Inc., or Trust have "disaster containment" so that if one folds, the rest of the business survives. They also have lots of insurance. Find out whether your setup is adequate.

Another question we'll address is whether your trust is protecting you the way you think. Trusts have one key advantage but in many respects they're now second to the LLC. This part of the presentation will be perfect for new and experienced owners looking to select a going-forward structure, make a change, or feel confident in an existing setup.

The presentation will be presented by Jessica Manganello, partner at New Leaf Legal in Cambridge. New Leaf Legal is a boutique law firm that specializes in business and intellectual property law services for startups, small businesses, entrepreneurs, and creatives. From corporations to solo ventures, we help businesses with their daily legal needs, often functioning as outside in-house counsel.

Post: Mortgage Lenders or Mortgage Brokers in Boston

Sofia Travayiakis at Mortgage Network is excellent.  Used her for my very first deal and others since.

@Ronnie Lee  which brokerage did you end up going with?

I've had good luck with Fabuwood cabinets.  Very inexpensive but solidly built.  Just don't order from them in the fall if you are on a tight schedule as they strictly observe the Jewish holidays during that time and there could(will) be delays.

@James E.   Great thread.   I just saw the below opinion piece last week on Curbed and the author certainly isn't a fan of the current state of Title Insurance.

Hi Kyle,

I'd be interested in attending this event and could set up a BP event.   Let me know if there is anything specific other than date and time at Gather I should include.

thanks!

Jon
