from where I´m from in Mexico (Victoria, Tamaulipas currently in Monterrey, Nuevo León) it´s something pretty common actually especially for A/B+ markets; you develop a gated community or suburb with all its amenities and leave the pads alone and people will buy the land and build their houses as they please; sometimes you can see 4 or 5 different styles of residential architecture in the same zone

Thank you Beau you sure made me laugh out with the coffee part

Hello Everyone

I´m really happy to announce that today is my first day in a real estate company I´ll work as a Real Estate Development Analysis Intern for a Land development company here in Monterrey focusing on commercial, industrial and mixed-use RE any advice is more than welcome I´m really excited and a bit nervous

Wish me luck y´all

Hello to everyone I´m really happy to announce that my Real Estate Studies Project (Hestia Real Estate Sciences Initiative) is about to get greenlighted by my college´s (Tec de Monterrey) administrators and it´s going to be a Minor in Real Estate Finance and Development program that will hopefully start in August this year, any doubts and questions you have about my project feel free to ask

@Demetrius Reynolds just empathize with them try to cater their needs as much as possible and remember to them that they are free to practice their beliefs as long as they don’t do anything ilegal or that is detrimental to the property or to other people

Thank you very much Jordan I´ll take every advantage this site offers and it´s really interesting what you said about the Allodial and Feudal Systems, the latter I think is the one that is used by Mexican Property Law as if you find oil on your lands or minerals that aren´t deemed "Strategic to the Nation" (i.e. Uranium) the government can execute eminent domain on your property and we are also bound by land ownership limits since the end of the Mexican Revolution of 1910 (which was made to stop the wealthy hacendados abuse over the farmers) and gave place to the communal property known as Ejido (major obstacle in the development of suburban gated communities in my hometown)

Good morning everyone I´m a BBA in Finance and Real Estate (on my own) junior at Tec de Monterrey in Mexico wih big plans for starting a Real Estate Development Academic Reseach Initiative for the benefit of the Mexican industry I wish I could post here the presentation but y´all can imagine how ambitious is the idea

Any questions about it I´ll be more than happy to answer just have a little patience for I started midterms season (y´all know how it goes)
