Do I ask the seller to add me to the account as an authorized person?

Mailing address of statements. Do I have that changed to my PO box? How does the owner know I'm making the payments?

Whats up guys, I want to set up my cold calling side of the business and would like to get some insight on the operation. I'd like to see where you guys have got your lists from,  Who have you used for skip tracing and have had success with? What is the avg price per lead? Any info is much appreciated. Morning everyone, 

I bought a property at a tax sale auction in April and received a Sheriff's deed. From what I understand about Texas law, since the property was not a homestead the original owners had 6 months to reclaim the property. Now, 6 months passed and I'm trying to refinance to complete the BRRRR strategy but the title company won't issue a title policy because they say the original owner has 4 years to reclaim the property. Has anyone ran into this issue before? Thanks in advance!
