Alright all my BiggerPockets fam, This ones a big one. Ive been a realtor for almost a year and a half now and will be parting ways with my w2 very soon. I’m wanting to know for investing purposes. Most lenders want to see w2 income and I’ve spoken to my CPA about it and have come to somewhat of a solution. But i would like some insight from realtors around the country and they’re take on it. 

I have a separate account for my RE business and an LLC as well to establish a history.

What’s next and how can i set myself up for success?

@Chris Van Dorn hey Chris great buy! As for the rehab, make sure to match the comps. You don't want to over rehab the property expecting to get height ARV when the comps shows different. Match the comps and you should be fine.

@Brian Lieberman this is a great way to look at it. I can very much leave my w2 and be ok with bills and my certain lifestyle. I just like the idea of being bankable due to my w2. (I’ll be bankable with RE within the year) the only reason I’m with the w2 job is for investing purposes. Not for the income.

I’m just getting at a point that I’m having to leave frequently for showings and closing etc. and it’s more time consuming. If I were full time agent I feel I could increase my deals 10x over. Just don’t want to lose my bankable status so I can acquire more deals
