No lease, no money.  If they are requiring you to submit a DL or other identification (which is very common), I can't see a problem you doing the same request for them.  Hire a Realtor, its basically most likely at no cost to you, worst case is a very minimal cost to you (depending on where you live).  The license Agent will look after you own and unique interests and make sure you don't get into these type of situations such as potential scam or something worst.

Hint: Public records... you know the address, ask for the owner name or company, and search the public records in the net (tax collector office, etc).  Hopefully you can match Mr Smith with XX property with the Mr Smith owner of the potential rental.

ya I was just thinking this rapid appreciation in a state that updates tax's every year could really be weird.. on one hand you have this nice run up but on the other your cash flow the next year will go down while your tax's go up . unless of course you raise rents every year ??

 Yes, I do increase the rent every year, but at this rate if the market doesn't adjust enough and the county tax collector keep up with rapid appreciation, property taxes will catch up eventually with the cash flow.  Just an example, increase in taxes in one of my properties was about 20% total in the last three years, and my rent increase was just about 16%.  So I still getting an increase of cash flow regardless mainly because the only major variable was the taxes on my rental costs.

You are definitely not making any cash flow $, and most likely you are incurring on expenses regardless of the appreciation of your properties. Just consider making a mediocre 8% ROI on an IRA or else on your 84K investment which you are draining money for "appreciation" on RE properties, not to mention paying the lenders premium on loans etc. Cash flow is King!

As you can see, everyone is different, so are you, your family members, your health status, etc.  Difficult to predict based on the information and of course, keep it private!   

Best advice I can give you is to talk to your Primary Doctor (the person with at least the M.D. designation behind the name) and/or someone you can trust with experience on this. 

Not all companies or plans are available in a specific area.  Keep that in mind.

Regardng the comment on brokers.  I am both a broker and an accountant.  My job is to work with investors and clients that utilize real property for financial growth while looking for creative and legal methods to reduce their tax obligations.  

This appears to be a good forum to get some solid feedback.

Seems like you have some experienced in the matter.  Not sure what are your expectation here.  Educated guess at best, or connections.  I believe this is a question for a lawyer/attorney with experience in Real Estate.  Good luck.

We do, but who knows, maybe the investment property worth $5M with a lot of extras for the proper tenant.

All of them is a NO. 

It could happen, but I can not imagine a tenant removing some caulking, if something else, they remove it because it has mildew/a colony of fungus, or something similar to that.  I would not bother the tenant with this unless they removed it without notifying you and then there is damage to dry walls or other real estate property. 

If the product was installed by a contractor and has warranty, claim it to the contractor/installer or manufacturer of the product, not the tenant.

When did you try to contact the Agent?  It is holiday season and for sure most work hard and take calls, some will just turned-off their phones, or maybe he/she is traveling overseas with a "no US phone service available", who knows.  Keep trying to contact the Agent as other suggested.  If its an agent working for a broker, try his/her broker office.  You may see the name/logo of his broker on the sign.  Good luck!

No, the best Christmas gift you can give them is a well managed property and taking care of them.  They will pay or not pay rent on time, regardless of gift cards.  Some exceptions applies, like marketing for leads stuff such as postcard with some money value, but I would not target them individually.
