I am interested in getting  a Biggerpockets Pro Membership, but I'm wondering if I would be able to deduct it as a real estate business expense. I currently have one rental. Does anyone know if this is possible?

@Levi T. I think you are trying to solution a side effect versus the root cause. Instead of trying to combat your tenants not paying rent, why don't you try and determine why you have that problem to begin with? My first thought would be to analyze your tenant screening process. Are you preforming all of the due diligence that you can (calling references, credit check, background check, drive-by of current residence, etc.)? If not, begin to implement these in your process. If you are, are there ways you could do these better or more consistently?

I setup a separate checking and savings account for my rental property. I pay all the rental related expenses out of that checking account and keep the security deposit in the savings account. Accounting for all expenses at the end of the month is easy. Also, I just save all my receipts in a physical folder specific to the property.

Hello All, Veteran BP Podcast listener and newbie to the forums. I understand that this topic has probably been discussed any number of times in the forums, but I haven't been able to find anything that satisfies my need for a data driven decision maker. Here's my situation: I recently purchased my first rental (a SFH). I am trying to decide whether to continue buying SFH or look to buy a MFH so I can house hack. I lean towards the SFH due to the tenants that they attract, which tend to lead to less headaches, lower maintenance costs, and a lower vacancy rate (or so my logic leads me). However, I am also attracted to the lower MFH CAPEX. One roof over four units beats four roofs. Here's my question: I have yet to find data that can be used to decide, with reasonable confidence, whether the lower CAPEX of a MFH offsets the potentially higher vacancy and maintenance costs as compared to a SFH. Does anyone have data on their portfolio that could be used to analyze this? Any help or further guidance would be much appreciated. Thanks, Josiah
