Purchased a SFH for 180,500 for $12,000 using a loan. Put in $6,200 for cosmetic rehab. I can sell the property for $230,000. But I can also rent the property for $1600 a month or air bnb it out. Thoughts and opinions welcomed, please and thanks.

Good evening fellow investors. I am fairly new to real-estate investing and have never really experienced a crash. My partner and I have bought a cash flowing duplex as well as a sfh. I personally have sfh and a duplex in contract for my personal  portfolio. We both are working well paying w2 jobs and are gearing up to purchase another rental property. We are trying to re write our criteria to hedge against  a crash.  We also do not want to over buy in this market. Do any of the more experienced investors who have lived through a crash have any recommendations for a criteria that does well in a recession?

Hello, Just purchased a Duplex, as well as a SNF I'm living in and rehabbing to get ready to rent, the duplex has one tenant and the other unit should be ready by the end of this month. The SNF should be ready to rent in 2 months. My question is if I have all three doors rented out, how would that affect my DTI? Would I be able to purchase another property using a conventional loan ?

Hello, I inherited a tenant in a new duplex, the tenant is current sectioned 8. Their lease is in the old owners name. I had my attorney look at the lease he said the lease is good until January 2022 and that since we are the successor an interest to the landlord under the lease we don't have to change anything. Silly question though , how do we set it up so we get the rental income? Should that be a property management issue or attorney issue?
