I assume you want to purchase the property because you want to continue to live there. Because if you are looking at it as a buy n hold rental @Sharyn Umaña-Angers comment is very valid. It is possible that area is a good area to live but not the best area to do REI. If you are looking at it as a buy n hold rental the purchase should be compared with expected returns in other nearby areas.

 Welcome to BP Sharyn! Thanks for your reply! I came to the concuslion of looking at 100s of properties in San Diego and running the numbers. I guess it's assumtive though since I ran most of my numbers on 20% down in SD on a 30 year. I imagine there are some out there espeicailly if one were to put down more of a down payment. As for my offer, that's what I'm looking to figure out...... I could look at some comps but without hard numbers its a challege. I may end up going to the owners explaning the situation and see if I can let me see the books so that I can come up with an offer.

Good Morning, 

I love BP and want to ask the community what all of your thoughts are!

Here's the situation.....my wife and I live in San Diego and have rental property in Louisiana. (The price points are a lot better in Lousiana) We love SD and live in a 8 unit townhome/ garden apartment complex. It's in a desirable neighborhood and even though cash flow in SD never really happens I'd be interested in making an offer to the owner. I have the owner's address but have never spoken with them, only property management. I don't have any issue with witting a letter to the owner my issue is that I don't have any of the "numbers" to evaluate the property I live in expect my own personal rent. A rent about which I think is lower than the other units since we've been there for 3 years now. 

Does anyone have any insights on how I can reverse engineer this problem a come up with a possible valuation of this property?

Hello!

Quick question! I wanted to see if anyone out there in BP within the Louisiana area know of any local banks that are willing to work with customers. Trying to refi a rental property that my wife and I have. We are each other's ying and yang on paper. She holds great credit but a horrible loan to debt ratio. I have just below a 620 and a stellar debit to income ration.

@adam You can file the claim if the damage occurred while you were the policy owner during the date of the wind storm. Typically insurance companies give you a calendar year to file a claim due to a storm/ act of God.

It's good to hear that you have a goal! That's always the first step. As for rebuilding your credit. It sounds like you have some credit history already being built with your car. I'm wouldn't change anything there except keep making the payments. Outside of that I would make yourself a budget and stick to it. I don't know what has brought about your "bad" credit but the majority of the time sticking to a stick budget will fix the issue.

@Andy H. the seller ended up turning down the deal....... There were no hard feelings or anything he just decided he didn't want to do the seller financing and wanted to hold out until he finds an out right buying if he can. 

I'll be following up with him for sure!
