Looking for recommendations for Joplin/Springfield area! Help!

Just closed on first house! For the first one, tracking expenses won't be too difficult, but I'm looking to setup processes in place to automate and streamline it to scale. 

With that in mind, what mobile apps (prefer all to do from my phone as it's always accessible) are the best at tracking miles, receipts, anything else that can be depreciated or deducted from my taxes, and easiest to use (my Dad is wanting this as well so user friendly huge plus).

Thanks John! It’s definitely needed. My only concern on this older house was leaks and the path jobs done before me were very poor. I’m not looking into paying cash but trying to get a FannieMae Homestyle to cover house/repairs.

Details, older house, 1910, but newly renovated, I know there's tons of variables that go into homeowners insurance but for a house valued less than 80k, $1,700 annual insurance seemed extremely high to me. That's with highest deductibles and minimum coverage. 

This is in Indianapolis. Can someone point me in the direction of a local insurer that has cheaper rates?

I am looking to add a new roof to a newly purchased rental property. If the roof repair costs roughly $7,000, is there any average increase in home value I can expect? Thanks!
