I've looked into that @Pearly Tan but the challenge would be liquidation if I want to sell 1 or 2 of them. I found a way to do it though, thanks!

In sub 100k investment properties, are you guys all having to do escrow for taxes/insurance? I feel like prepaying for things so someone else can make interest off my dollars is not what I'm wanting to do. 

I have 8 single family homes I am buying from a single seller. I will do conventional loans and most range in 60-70k range. Does someone have a specific lender who would not force insurance/tax escrows, be able to keep initial investment costs low, and provide some favorable rates? Preferably someone enjoyable to work with :) Thanks so much!!

I’m buying these, not selling right now. But I’m seeing many retirees with this large portfolios and there’s not a huge financial market to service the financing portion of the purchase. Found some but minimum loans are 1 million.

Can buy through my LLC, open to suggestions on how to package, looking at putting all 14 together but not sure if I can break them up into portfolio loans of 4 houses each or what.

Need some financing connections. Seller is wanting to liquidate and has 14 SFHs in a package deal, less than 600k and I’m out of state to the houses. All the properties are in same zip code and will have a property Mgr. Anyone connect me with someone who can finance? Cashflow is solid and all occupied.

Sorry, I mentioned "county" not country. So they're all centrally located within the same zip code. I talked with a commercial loan lender and most won't do this. I'm also seeing that conventional would be house by house. I'm seeing tons of opportunity for retirees wanting to sell off their rental assets and the loan market really doesn't have products that I can see that service that.

I am working a deal where original investor (seller) has 14 duplexes and SFH's he's wanting to sell. I initially thought I'd need a commercial loan and talking with few local lenders, but if they are houses on different parcels, spread out throughout a county, is there another approach I should have? If all homes are occupied and cashflow is highly positive, is there a way to leverage that CF and value of the homes to get favorable terms/rates?
