It comes down to time management and self-discipline. You can wake up every morning at 6 am, but if you spend an hour getting out of bed you might as well just slept in. On the contrary, if you wake up at 6 am and spend an hour on BP reading posts and learning something new, you just took a step in bettering yourself. It's what you do with your time that matters. I actually had to step back and look at my life and ask myself why do I let myself get 8 hours of sleep. I'm not where I want to be, I don't deserve 8 hours of sleep till I get where I want. If you're finding success in your schedule now, then hey man stick with it cause it looks like you have good time management. But think, if you are already that good with time management, image what you could do with one extra hour a morning.

Hey Scott, I chose those areas because I have family living in surrounding cities. They also told me those are the better parts of the GA market. However, I do plan to make a trip down there and take a look.

Hey BP family!

My name is Joshua Thompson and I am 23 years old. I came across BP from listening to one of their many podcasts on youtube. I'm new to the real estate investing life style. I've been on BP website for about a month now and just yesterday realized I never formally posted in the "New Member Introductions". I currently live in Ventura County, CA but looking at the GA market. My goal here on BP is to learn as much about REI as I can and hopefully find people in either state to network with. I'm currently looking for fixer uppers in C+, B- neighborhoods to slowly build my net worth. I've been pushing my unfair advantage of having a dad whose career was construction and speaking with family who knows the area. I feel and hope that finding BP was the smartest thing I could have done, and soon can say all those hours on youtube weren't a waste. Anyways, thank you all for the useful information thus far and can't wait to learn more from the BP family.

Semper Fi man. I highly recommend picking up a copy of Brandon Turner's "Book on Rental Property Investing". I despise reading but couldn't put this book down. In my opinion, the book is perfect for new investors trying to weed through the mess we call real estate investing. It covers general ideas on finding, funding, closing deal and so much more. It also has a very good section on the BRRRR strategy. I'm currently reading his book on "Managing Rental Properties" and so far not disappointed. What I suggest is try to find a mentor and bring value to the table. That mentor will save you countless hours of trying to learn everything yourself. Lastly, hang out on the BP forums, I'm not that active posting on the forums but I make it a mission to read at least 4 posts a week and to watch the podcast. For some, that's nothing but its better than 3 I was reading last month. Regardless, good luck!
