Post: BRRRR as a first investment or SFH?

As a first investment, would anyone on here consider a BRRRR?

In David Greene's BRRRR book, he suggested that it is better to wait and save up for a BRRRR as opposed to the speedier route and just doing a conventional loan on a SFH.

Would you guys advise on saving up 100k on a BRRRR with a chance to repeat and get the reps of REI much more frequently, or use 50k on a SFH because it's less complicated and can be a good intro into REI?


Would love to hear your suggestions, pros, cons and everything in between.

@Dave E. Thanks for the reply. Yes, aside from reading, I've also been listening to the Bigger Pockets podcast, watching videos and am analyzing deals for some markets I am interested in. Aside from saving enough money, I am starting to feel like the next step is to start forming a core four and start putting in offers. 

Did you feel like you were properly prepared when you went after your first deal?

Hi, I’ve been listening to the Bigger Pockets Podcast, reading their books, watching the YouTube videos and periodically browsing the forum from time to time. 

I thought now would be a good time to introduce myself. 

My name is Josh, and I am an art director in advertising. I grew up in Los Angeles, moved to Kansas City for a job, and now live and work in New York City with my girlfriend. 

My girlfriend and I are in year one of owning and living in our first property, a condo in Brooklyn. Though we are excited to begin paying mortgage and not rent, we are looking ahead to the goal of financial independence. We have spent the last year saving money for our first investment property and absorbing as much information about real estate as possible. 

We are hoping to invest in Kansas City, since we have both lived there and have contacts there. But we are open to other markets as well. We are currently exploring strategies from single family homes, multi families to even BRRRing. Still very open to learning and adapting a strategy as well. 

I would love to use this forum to learn more about real estate investing, and hopefully establish some good contacts from people who are much better at it than I am. I’d love to use my skill sets that I have acquired in my career to provide value for people on here as well. 

A fun fact about me is that I grew up near the ocean but can’t swim to save my life :)
