Thanks so much for crunching the numbers as well! I have been updating my calculator with all of the feedback from this post (but slightly different than your inputs). I still show it as cash flowing positively ($75/mo) but the COC return is now just 4.8% which is definitely not worth the time and hassle, and I don't think I'm ready to tackle a flip yet.

@Caleb Heimsoth I talked with my local bank yesterday and misunderstood their requirements, it is 20% min DP for investment properties

@Jane S. Thanks all for the input! Seems like I need to really closely examine the costs. It is a really small SFH in a nice waterfront community with great schools. Seller is an investor who's retiring and selling it off.

When I change vacancy to 5% and Capex to 5% brings Cap rate to 4.8% and COC return to 11.1%.

Definitely looking less attractive now.

Yes I should probably put more for vacancy. For Capex, I could also put more there but roof, HVAC, and water heater are all new within last 3 years
