@Aaron K. Thank for the input. Previous owners had done some “updates”, granite in kitchen and some bathroom updates as well. However it’s my feeling that the “cheapest” they could get things was more of the priority. I am looking to re-do the kitchen (which is actually an addition to the original home) and the main floor bathroom, which is the master.

The home is about 1300 sq ft. Cape Cod style with 2 beds/1 full bath downstairs and 2 beds and a dormer addition full bath upstairs.

It has wood siding outside, which I am considering updating to vinyl, but I actually like the look of the wood. Roof may have 5-7 yrs left

Hey BP,

In general what are some of the best renovations options to increase a homes value? I understand there are likely numerous variables to this question.

Exterior- Roof, gutters, siding, windows, etc?

Interior - bath/kitchen updates, flooring, paint, etc?

Additions or room extensions?

Our budget is roughly $10-$15k for renovations

Thank you very much for the info. Your article is great and is very helpful. I don't plan on using Salesforce for my REI CRM, it is just what I know. Your article has provided a lot of information for review. Podio is on my list and I am glad to see it at the top of yours.

With so many options for CRM's out there, along with all of the third party apps to integrate, how did you choose the CRM you are using? 

Was it easy to set up? - Did you do it yourself or hire it out? 

How are you maintaining or improving it for your business? - Are you doing it yourself or do you hire it out? 

In my day job, I am a certified Salesforce Administrator and am very curious about learning other database systems for Real Estate.

@Joseph Back Thanks for the reply. I enjoy analyzing deals but admittedly have been hesitant to make any offers. Time to move past the fear and take the next step and submit some offers. I appreciate the motivation.

Hi @Anna Shanks

I really appreciate your advice. Would say that a 30yr term is better for all investment cash flows? Is there a situation for a 15 yr?

I will also be sure to stay true to my values and seek them out in others!
