Hello, BP, I am a new investor. I was wondering, for the very experienced, longsuffering investors here; who would like to share their prices, costs, and returns on their first few deals. Let's say the first 5 deals. Flips or rentals or whatever you did, I am very curious to know what happened in general. I am wondering what the average investor can typically expect for a return when they do their homework. I'm not rushing in. I've been studying up on everything almost to a fault. I am flipping my #1 now and I am looking forward to #2. Especially if I manage to turn a profit on it.

Thank you all. Thanks to the author as well. I suppose I'll order that book. I have read Rehab Investing Bible and I liked that one too. I need to focus on this one task of estimating the rehab however, so it works out.

Hello, BP! Does anyone have an idea how much they would estimate a full gut and renovation of an older 4 Bed 2 Bath home would be? Located in central NJ. Just under 2000 SF. Lower middle class area with similar homes sold at around $295k. This would be a full gut, new electric, plumbing, sheet rock, rebuilt stairway, and more? I'm looking for a range to consider with. I have architect prints.

Hello, Everyone,

First, thanks in advance for reading. Here is my problem... I bought my first investment property years ago. My plan was to fix it up myself but that is not working out and I need to get a loan together. I still owe $128k on the property and I estimate the ARV to be about $290k with about $60-100 (will narrow costs down soon) estimated repair/remodel costs. One issue is that I have already gutted the kitchen and some walls. The second issue I am running into is that some of the construction loan providers I am finding have very strict limits such as only offering to pay 50% (or 65%) of the AS-IS value for existing loan buyouts, and/or a limit on construction costs. I am hoping that this is not the norm, and I can find a loan provider who will pay ALL the loan and construction costs and base everything on the ARV and forget the AS-IS nonsense. Does anyone know of such a lender?
