Hey @Devin Mann,

  In the same boat, and all I do is read about lead gen strategies. People have built their entire business on cold calling expireds and FSBOs, so if you're good at it why not keep it up? I'm still practicing, rehearsing scripts, and getting better as I go, but yet to convert. (Been doing it about six weeks). I use MOJO as well, and buy data from TheRedX, but a lot of the data is useless.

  For my personality type, I actually like door knocking, but not in January... The cold calling is my interim.

  Google 20 best lead gen strategies and pick a few you think you'd like. Facebook ads, door knocking, geo calling, etc., etc. There's lots out there, but I think if you're converting then just stay with it!

  I saw your post from about a year ago when you were just asking questions about cold calling, very cool to see you've stuck with it a year and gotten good at it! Inspiring.

Yeah just the public records bit. But if they're real persistent about getting off of it I believe they can go to the post office and block business mail which would discard anything sent standard. I think, though I haven't done it.

@Adriana L. They get TONS of mail. Everyone I've talked to in that position is getting 10-15 postcards and mail pieces from investors. Slim pickings out there. It also may not be enough touches.

Might want to try Craigslist. That site is so widely used for rental properties...

 @Daniel Hanson Its only offered to O/O at the moment. I think investors will bid the price up a bit when it goes on the market. 

So we sent an offer on it at 37,5k. We'll see what happens, and I'll evaluate all options when we get a yes or nay. 

Went through with contractor friend today and he thought 12,5k tops for rent ready, 25k for flip. He's got good cheap labor and been doing this a while, but his numbers still sound low to me.

That's not what I'm saying. My girlfriend will occupy the property for a year. Still, that is insufficient to avoid paying capital gains. I should look into what the gains taxes are though, low income tax bracket it maybe not be that significant...

Hey @Daniel Hanson! Thank so for chiming in. 

Just got off the phone with a property owner in the area who thinks 1200 on quality housing is realistic. I had $75 for water and sewer, but you're right, I might be able to pass that off. Considering I'll be managing it's actually more like 375 p/m, on B housing. 

And I think you need two year hold time for capital gains exclusion, right?

After today's info I'm thinking quality rehab and rental, and she could BRRRR out at 70k or whatever it ends up being and we just hold with 55k equity.

I also noticed there's some comps that run even higher. So depending on inventory next year might even be able to push a little more. 

Thanks for the insight everyone. I'll let you know when it's under contract. Gotta get moving on this. And I should have a better scope of work by the end of today.
