Using the MLS, connecting with whole sealers, and Networking with other investors are all great ways to bring deals around Real Estate deals in the modern market. I am in the Cleveland are, and I am trying to find some new innovative strategies to test out. Anything that will put an opportunity to buy a house under market value will be a welcome suggestion.

While analyzing deals in my local Cleveland market, I am always looking for way to come up with more accurate  estimations for what I could expect to be rents, utilities, and property taxes.  Currently, I use Rentometer to estimate my rents, the listing description for taxes, and I use an educated guess  for the utilities. I know how important it its to really be confident in your numbers, but I feel like I am leaving a lot of play with these numbers. What suggestions are there to help me hone in on taking in my numbers and feeling more confident in the math?

I'm currently stacking money to put into a first deal. I plan on BRRRRing my way through and I'm wondering what different strategies exist for funding other than traditional loans and FHA. Im open to anything!

Im currently in the process of stacking up capital for my first MF deal, but I am looking for ways to get skin in the game now. Is there anybody in the Cleveland Market that has experience with sub-leasing and/or use of airbnb to generate a no funding cashflow?

Can somebody fill me in on the key things to keep in mind when looking for a potential section 8 rental in the Cleveland area? I want to go multi family, and I want to know what sort of requirements need to be filled to make a property a good fit for section 8.

Im looking to get into multi-family, when it comes to Refinancing and pulling your money back out, Im curious to know if there is any seasoning time limit, or other limitations that may come with that being used as a strategy?

For my first property I'm going to use an FHA loan, and I want to know if there are going to be roadblocks keeping me from pulling out my equity after I renovate and appraise the house. And if so, what are some different strategies to work around them?
