A really great realtor would be able to come up with one in about 5-10 minutes as long as they’re in front of a computer.

So this is a personal judgment call for you to make and depends on your situation. If for instance you are talking about properties in multiple states then you will absolutely need several REAs to search and help you. If you are staying local in your area the best practice would be show loyalty for your friend, because chances are slim another realtor in the area would have more, however again judgment is yours because while it’s slim there is a chance another realtor has a pocket listing or such.

This depends mostly on how you utilize marketing strategies and which ones you use. Social media outlets are one of the strongest currently available, also check out big internet players like google.

I work with a really great brokerage, KW, and they having a global presence have affiliated market boards for members only to utilize, so if you belong to or work with a major brokerage check with them and see if they have anything similar.

I can help with this. So my credit was abysmal, like 540 something. I payed off all my credit card debt and my score almost immediately rose by 40 points. I also paid off and disputed a lot of the credit report information and by and large I was able to have increased to 630 all within a couple months. After this the next best thing would be to have an account that is open and active for a year or more(the older it gets the better) determined the average age of accounts plays a big roll in your credit, just keep them paid on time. Sadly the most important thing to credit is time, but given a year it’s theoretically possible to raise your credit score up by 200 points.

I need several things, and I am stopping here first to ask my friends if you could help me, at least point me in the right direction.

1. I need a really good financial person. That is someone who can help me take care of and maximize my cash flow, specifically one who specializes in investments.

2. I could probably find this myself, but a multifamily property, preferably seller financed, of 4 or greater units. 4 units and I can do a federal loan since I plan on living on property.

3. Investors or investment strategies for coming up with a down payment in case seller financing is unavailable. All suggestions on this are highly welcome.

4. Really good mortgage company, one specifically tailored to commercial apartments. Most mortgage companies will let me do a government loan if it’s 4 units or less, so here I’m really only looking for the commercial side.

5. I’m slightly confused on what kind of lawyer would be best for investment properties. A business lawyer, an estate lawyer? Also some suggestions on really great lawyers are helpful.

6. If you can’t tell by now I am seriously thinking of investing into a multifamily estate, both as a means to live, and to generate cash flow. Prior to getting my real-estate license, I was involved in property management. Now while that means I have all the basic skills and experience needed, I am always open to more learning suggestions in this area of real-estate. So any classes, or learning material you can suggest would be really appreciated. Thank you so much for taking the time to read and respond. — looking for recommendations.

Hello everyone, my name is JJ.

I’ve never really been good at these introduction things, so I guess I’ll just describe who I am now, and what I want to become in the future.

Right now I am a 30 year old male with no dependents, basically renting a room where ever he can. I’ve worked in restaurants my whole life and the work and pay are crappy, but I have experience and can barely scrape by a minimum existence. I also last year got my real-estate license, I have not yet been able to do anything substantial with it, I’m still new still trying to get my name out, but still to date I have no income coming in due to my license.

Things seem bad, but I know they could be much worse, and I still have hope for my future. I know though that to truly excel, to have my financial freedom, to get there sooner rather than later- I need help. What I truly want on my most basic side is to have a family, a wife, kids, pets, house with yard, and the time and freedom to enjoy it. What I truly want on my most extravagant side is to have so much financial wealth that I can share with the world, I want to make housing affordable for everyone. And yes that is an extremely extravagant dream, but one I know with time and a lot of help could be achievable.

So I guess my introduction is turning into more of a question. A friend of mine on Facebook told me about this site, that if anywhere could help it would be here. So let me ask, are my dreams even possible, can you and are you willing to help me make these dreams become reality?
