@Brian Pulaski I'm not sure I explained my role well enough. I'm going to be wholesaling the property to a cash buyer. Not sure if that changes any of your bullet points or not? Thanks for the response good sir.

Hi there, BP! Possibly have a deal lined up tomorrow but there's a nuance or two I'd like some advice on. The backstory is that the property owner and his now ex wife bought a property to rehab but ended up running out of time and money. He is motivated to sell and his ex is ready to move forward as well. The issue is that she still lives in the half rehabbed property and needs time to get her affairs in order and find a new place to live. I told them this wouldnt be an Issue but how do I go about accomodating? Do I lenghten the closing period to 45-90 days? and If so, how do I go about marketing that property to a buyer? Also, this property has a 3200 tax lien. Assuming I just factor that Into the MOA algorithm ARV (.7) - repairs - AF - lien = MOA? And one other thing that I have yet to learn on the YouTube university campus is closing costs. How do I factor those in, and who and what needs to happen for those to get paid? Is that strictly a buyers responsibility or is that something that gets hashed out on a case by case basis? Thank you all greatly for your time in advance!

Hi BP! Ok, so I have a property I think I can make a deal on tomorrow. I've had a few conversations with the owner and he's very motivated to sell. He and his wife (ex-wife now) bought this property a few years back for 20k, put some money into rehabbing but ended up not finishing it. His ex-wife is living at the property And in order to sell it he says he wants to make sure his ex has enough time to find a new place. Now to the questions. As far as the wife moving out, do I do a long closing period; 45-90 days? Or are there other strategies I can deploy? Another thing that I'm somewhat concerned with is the tax lien on the property, assuming I package that in to the ARV algorithm? ARV(.7)-repairs-fee-lien=moa? Also, all the studying and preparing for deals and I still am VERY confused about closing costs. Not sure whether I pay those or where exactly they come from. I am so grateful for this community and the time all of you spend on helping all the hungry beginners like myself. So let me just say thank you in advance for all of the guidance; along wIth the time you're sacrificing for us.

@Luke Espasandin thanks Luke! I've downloaded the meet up app and took note of the meeting times and places. I will be attending these meetings as soon as they come up this month. I've only been introduced to this avenue of real estate for 2-3 days now and the knowledge that is available is just incredible, so much to learn! I'm anxious to start the process and just want to be somewhat prepared for the next step in making a deal.

Also, if there is anyone in the Detroit/Ann Arbor/Jackson area that is willing to mentor an entrepreneurial mind I can and will be an asset when the time comes to find deals and be apart of a team.
