Yeah for me in my opinion, Cash flow isn't there. You'll be in the negatives if a major repair is necessary or if a the place goes vacant. Also I might be wrong but why is the internet rate at 5.3. Are you going to use a 30 year fixed or something else. Anyways best of luck

In my opinion, It might be better having multiple agents helping find you deals instead of you looking for long periods. Also agents can help provide and find delas much easier if you utilize them.

I would keep my eyes peeled on new Opportunites. Chicago seems to have a bunch of opportunities as of right now which in that cause you might want to buy.

i think raising rent now would cause many to want to leave. Remember unemployment is at an all time high!

@Kai Sato-Franks I honestly think that Dave Ramsey made poor decisions. These decisions made him change what he used to believe to something that would take forever to gain wealth.

My 2 cents

If you think its a good deal, since the property needs a lot of repairs, try to negotiate the price a lot lower to get repairs and rehab. Plumbing and Electrical by itself are going to cost a bit. Add on new appliances, cabinets, and other things. That's a lot in just rehabbing costs. Make sure to get an inspection on the home to find unknown problems that might make the deal a bad one.
