Hello! I’ve brand new here and I’m also looking forward to buying my first rental property in the future. While I can’t speak for states laws on the issue, my personal opinion is I wouldn’t want to take away a means for someone to protect themselves. A good majority of people do own firearms and I’d say even people that are not “Gun People” may just own a single gun for protection inside their home. If it’s an area of concern maybe consider talking to the possible tenants about their firearms first and what knowledge or training they have with firearms first to see if it makes you more comfortable? Just my own personal thoughts

Hi Aaron,

Yes my debt is a mix of CC and 2 car payments which id like to payoff as it would clear up $700 a month for me.

I absolutely would like to be pre approved before I start seriously looking at a house and the property analystist is a big concern for me because I’m so new I’m affriad of messing up my first deal so I will absolutely be diving in deeper on the subject

Hello all, My name is Josh Ferguson and I am brand new here so I wanted to introduce myself. I’m currently 29 years old and work as an EMT in the Dayton, Ohio area. I’ve been an EMT for 10 years now and about 2 years ago I switched jobs to become a machinist. During that time the company I was working for went into hard times and I stuck around longer than I should have. I was cut down to 8 hours a week and with no savings and large amounts of debt I ultimately had to file chapter 7....Hardest time of my life as a new father of a 6 month old and husband of a stay at home mom to tell them Daddy couldn’t pay the bills. However I have an amazing wife that helped me through everything! That was the moment I decided I wanted to be in charge of my future, to be my own boss. I just didn’t know how. I was looking for ideas to open my own business or design a product but nothing clicked. Then one day I was listening to Listen, Money Matters podcast and they mentioned BiggerPockets and I thought I’d check it out. Now I’m hooked! I love the idea of rental properties and flipping houses! It’s only been a few weeks but I’m obsessed with learning and becoming as successful as I possibly can in this field. I want to build something special for my kids and secure a future for us all so that I will never be where I was 2 years ago. Sorry if this was long. Hello all,

This is my first time here and I’m currently working on paying off all my debt (plan to be finished April of 2020) after that is done I’d like to purchase our first rental property.

I’m wanting to use this time to learn as much as I can so when we do make the leap I have a solid foundation.

My question is, does anyone have a To do list/ Checklist of things a person new to real estate should do before making that first purchase.

There is such an amazing wealth of information here that I just feel overwhelmed into how to go from no knowledge to first purchase.

Any help would be greatly appreciated!
