Hello all!

I've just recently finished my classes to become a real estate agent with my ultimate goal of becoming a BRRRR investor. I'd really like to use my license to become a investor friendly agent/ property manager.

Looking for advice on what information and services you find most valuable in a real estate agent as an investor or what you like to see from a property manager. Any book recommendations?

@Matt P. Thanks for the response, that was my thinking as well but wanted to use this as a learning experience. Seems odd to me not to try and ever resign a lease though. But not my business

Hello all,

While I don’t have a rental of my own yet I’d like to see if you all can help with my friends unit. He has a tenant that has stayed in the unit for 9 years and is moving out. Issue is he only had him sign an original 1 year lease and since then has just kinda went with the flowb due to the tenant paying on time and lack of calls from the tenant. Well fast forward to now and the tenant has told him he is moving. The fire place door needs replaced, new molding around a door, painted when not approved and they tried to add new flooring only to put wood floors in the living room and hallway with no transfer strips to the carpeted bedrooms. And that is the original carpet that was in when they moved in and is worn out. My question is can my friend legally do anything other than keep the security deposit?? I’m so new idk what he can do as there is not lease in place... thanks for any advice

@Mike Roy Thanks! That’s a nice take on it! I work as a EMT currently and I’m not sure on how to use that other than working for my employer. I’d really like to get into more real estate type ventures as the more I read it only makes me love it more

@Sam Shueh I was a firefighter for 10 years so that stuff wouldn’t bother me. I think I’d really enjoy home inspection however I’d want to offer the best service possible so I’d like to take quality classes and I really don’t know which ones to trust.

Hello all,

I’m looking into becoming a home inspector as a way to help raise capital for my investments. I live in Ohio and I work two 18 hour shifts a week so I’d have a lot of available days despite working a full time job.

My question is does anyone recommend any courses or material to get started? I’ve done some google searches and appears they is not a license requirement but I trust the group here far more than google.

Hello everyone,

I’m just starting in my journey and to be up front and honest I’m realistically about 2-3 years away from my first rental property (Getting debt free and saving capital) I’ve seen and heard a bunch of people saying they use quickbooks and excel for their business. I have little experience in either. What are your recommendations for places to go for knowledge on these subjects? Any tips? Or other techniques you use to manage expenses?
