@Michael Plaks Before we did anything it would be ran through the attorneys and CPA. I’m just trying to research the options to make it a sweet deal for him so I’m the guy he wants to sell it to. He could probably sell it out right to a cash buyer tomorrow. I appreciate the great advice.

@Tom S. I know what he got it for. It was bank owned and they pretty much gave it away. He stands to make about $200k. I’m not mad early bird gets the worm and it still has potential for me if I can get him on board.

I am trying to get owner financing on a $250k real estate asset. The owner has owed the property between 1-2 years. He is going to make a huge profit. If he agrees to owner financing will this allow him to avoid capital gains? I’d like to use this as a selling point to benefit us both, thoughts appreciated.

@Kendall Staggs At the time of the posting I was looking at a duplex to BRRRR but I don't think it will work. I sent you a PM.

@Marc Rice That was something I was afraid of. It seems to require the cooperation of many people who may not have the same priorities as you. 

Looking at a duplex I want to BRRR. I've heard it's a great option just a lot of red tape.

Were you able to find a lender who would pre-approve you on a auctioned "as-is" house? I am look at one  right now. 

Looking for some financing options for renovations on BRRRR deals.

@Matt R. That’s a good point. There’s a college near where I grow up and the local community has a ordinance against unrelated adults living together. So far I haven’t found that where I’m investing but that’s definitely a better art of due diligence that’s not often thought of.
