H everyone,

After months of research and educating myself in anyway I can, I have decided to focus (not entirely as I am always open for other opportunities) my attention in the market of Binghamton, NY. I am in search of the best real estate agents, general contractors, property management, lenders in the area. I have a real interest in multi-family housing and student housing. If anyone has any references that are strongly suggested please let me know. Your assistance will be greatly appreciated!

Hi everyone, 

I am looking for properties in the Scranton Area to implement the BRRRR strategy. I came across a home for around 10k about 1 mile from the University of Scranton. Could someone help assist me on any neighborhood I should try to avoid?

I recently spent months trying to find the right investment property. I came across a property I found would work financially for only $28,000. I talked to the lender and they only offer loans at a minimum of $30,000, meaning after the downpayment the loan would only be around $20,000 which was not fundable. The lender also mentioned a renovation loan to me but I did not feel like this would be a good buy. This property made sense to me as a buy and hold. 

Does anyone have any suggestions or encountered this problem? Also, how about having success with renovation loans for a flip property?
