Jay thats really helpful in terms of where to start. As a beginner I really am focused on makong money a little on the quick side. I also understand that I may need to build some long term wealth right now to really help out for the long run. I want to find my first deal and really talk to everyone who is willing to put some advice to it. So far finding a niche and strategy seem to be a bit blurry. Meaning my wants and needs don't add up. But I will hopefully have spme clarity after the real estate meeting tomorrow.

@Jay Raught I'm thinking that's what is holding me back, the fear. But once i have learned to make a deal profitable for everyone around me, I can see them jumping at the opportunity. it might take some practice but for the most part investors won't see me as a "threat to money" if everyone walks away with some.

@Alexi Correa When you did lose money at the beginning was it a good amount or something small? I have been through worse and maybe I might have a mild problem with laziness. I know that's defiantly not a good thing to hold on to, but like most bad habits it takes practice.

@Kevin Schulte well said and i watch the webinar to "quit my job" that makes more since now cause I can take notes now that your message is easy to read. Brandon talks really fast and the worksheet would freeze my computer so i struggled. As for replacing an income, its more to me to just do my first deal no matter what it in tales.

On a side note where is green valley? I live in surprise AZ, so pretty far west.

@Al Williamson I know I know. But so far i haven't made any debt to my name besides the good kind. I'd like to keep it that way. I also am just so excited that I will do any deal even if its a bad one. I honestly don't trust people with my credit and money do to a few bad apples. 

Also on a side note I am following your blog as well. Is there such a thing a being to prepared for the journey ahead? I find you blogs most interesting and really informative. Somethings go right over my head and confuse me, but that's why I'm kinda overthinking this so I don't mess my name or anyone else because of my lack of knowledge.

As always your input is amazing and highly regarded.

Hello @Debbie Liu,

I am native to AZ and never heard of Sear Terry. Do you have a link? I new to this whole thing and am just trying to absorb all I can before I make my first move. Also what type of real estate do you work with? How is the AZ market for beginners like me?

@Gerald Demers So good deals attract money. That sounds like common sense but I would have never thought that. Whats to stop people from cutting me out of a deal if I don't have any value upfront? like I'm dead weight.

@Suzanne Griffiths I just signed up for a REIA meetup in AZ July 11. So hopefully that will continue the connection process. So having a search criteria an a plan to use it while trying to get a deal going is a good start? Like will this increase the chances of meeting the right network of people?

I also have a meeting with a realtor on investing this Wednesday. So hopefully she give me insight to what niches are more available and somewhat easier for me to attain. I just am cautious and scared to dive in without knowing the success rate. (I'm a sore loser) But I do understand that this is some risk, I just want to lower it as much as possible.

@Al Williamson Thank you for the positive reinforcement! It carries far in my mind.

So putting the plan to action is the next step. I haven't done all my reading I need to but one of the step is building a team. Is that my start? Building a team to help me?

@Gerald Demers

I have just ordered both of the books you mentioned. Is note investing one that needs money up front or is there a way to use others money only? I only ask because I don't have enough to use all at once. Does the market area play a big factor in note investing? I live in west Phoenix AZ, and I've only heard of people flipping homes or renting them out. Is this again the lack of education or is the market in Arizona not good for note investing? 

On a side note how did you team get set up? Did it take years or just months of good hunting for the lenders and team members. How will people take me seriously if I'm a nobody with no experience trying this for the first time?

THAT IS AMAZING!!! Simply amazing. I would think something that giving and rewarding to yeas to develop in what it is today. As a beginner is that an avenue I can travel? Or is that a down the road on investing. Kinda sounds tricky and you might have to deal with some unsavory people. I don't think that would be fun right at the beginning of my real estate investing. But I don't really know. 

Talking about bringing stuff to the table for someone else to value in terms of skill. All I've done in electronic maintenance while I was in the Marine Corps. I do have a lets get it done attitude and work ethics to back it up. but nothing really for this realm of real estate investing. How can I make my skills presentable to a successful investor (such as yourself) to really catch their eye?

I will defiantly give it a read. So if I may be so bold as to ask what is a note investor? When I came to the site my thoughts were that rich people buy houses and flip them or rent them and that's was my real estate standing. I thought buy a property then selling was the ritual. And whats the best way to test connection with others? To see if they are with you or if they only see you? If that makes sense.

I currently reading the Ultimate Beginners Guide for Real Estate on here and its got loads of information i just don't understand.
