Hello @Joshua D.!

I am in a similar process currently, revamping my marketing and starting off with a new website.

Fortunately, I have a contact who has been guiding me. His wife specializes in helping small businesses. She works on their websites to rank high on online searches (SEO marketing), gives strategy ideas on content creation for the site, and I believe they sub out the design aspect.

If you wanted to do this on your own without an administrator/web manager, I'd recommend checking out UpWork or Fiverr for web designers who have significant SEO experience. This will help you drive traffic to your site.

The design aspect will help when meeting with or trying to convert sellers, investors, etc. I'd recommend keeping the site relatively simple and easy to navigate. Not too much text, not too many images or links. Just enough info so that so that folks can take a quick glance at your 1. credibility (past projects, current listings), 2. expertise (graphs, what you do/how you do it), And 3. Call to action (i.e. schedule a call/meeting, email you, visit your office, etc.).

Happy to connect you with my administrator contact if needed.

All the best!

Abel

 Hey Max,

We actually use a software called doorloop (Similar to Appfolio / Buildium, etc ) and they provide templates/hosting we decided to go with.. I think its like $100 a month in addition but we felt it the easiest route to go since we already use the software to process all rents online/via app.

Kindest,

Josh

Hello Bigger Pockets Forum,

This is a long shot here, but, I have a small rehab and rental operation with about 40 properties and a small team. I've always had the desire to build a website that is very well-designed and will show all the great things about our business. For now, I don't really have a purpose for this site yet, but wanted to begin building it out with photos of before and after pictures, graphs of ROIs etc, and even include more about what we do and how we do it, our current vacant listings, and our journey. At the very least I want to do this so I can show this to both prospective sellers, and maybe prospective investors (should we ever go that route)

I wanted to know if this community may know of some successful companies that do this already.

If you could post some great ideas and or sites/designs that do so?

I'm looking for a web designer/administrator to work with, but, Inspiration helps too!!

Quote from @Ryan Randall:

I bought in Akron a long time ago. I've since sold all those properties and bought local. Buying in Akron was a mistake, but I learned some important lessons along the way. For that tenant class, the headaches are not worth it.

Fyi in my short 2 years owning properties there, I dealt with 4 evictions, dogs ******** on walls, cat piss along the whole wall and even the ceiling, and a tenant throwing all their kids toys into the wall vents.

Yeah, avoid this area.

Akron is a terrible market. Please be careful and stop buying properties over there. It is better to buy 3% caps in LA/OC and pray for appreciation!

LIkely a very common and already-answered question, but finding it difficult to sift through and find the correct answer...

I'm looking to get a license to transact Buying, Selling, and Property Management. However, I do not want to work for someone. Is there a solution to this for someone like me? Let me know if you can point me in the right direction.

Quote from @Vivan Bhalla:

Hello all,

I closed my first turnkey property deal in May 2023. It is a SFR in Akron, OH and I used a very trusted company (do not want to share the name now) which has a big presence on this site and is very well known. Before closing the deal, I had a tenant in and everything looked perfect. The tenant signed the lease starting May 1 2023. I was given access to certain apps by the PM company to check the rent paid and all the cashflow etc. In June I noticed something odd, there was no rent for the month of June. I thought this might be a glitch and since I recently signed up I will give it sometime to sync up. I then went on a vacation and this slipped out of my mind. In Jul I checked everything again and noticed there was no rent. I immediately reached out to my PM and they said they will find out what is going on. After a day they got back to me saying the tenant lost the job and has not paid the rent yet. I got furious as this was going on for more than a month and the PM did not pay attention. I immediately raised this to the company through which I bought the turnkey property and they told me they will reach out to the PM company.

After a day they came back to me saying the tenant has been communicating and has partially paid rent. This is basically a hicckup and they will complete the rent payments by Jul 21st. The tenant kept paying partial payments after Jul 21st. As of today, Aug 3rd, the tenant has not paid the rent for Jul and no rent for Aug. PM has put 3 day notice and going to offer the tenant cash for keys. They said the good thing is that the tenant is communicating and making partial payments.

This is my first ever property and I am kind of disappointed. I am also very furious that why are tenants protected if they do not pay rent. If they cannot pay rent then the owner should have the right to evict them immediately. But that is another topic altogether. I want to know what can I do here and how to make it correct.

Thanks

Yea, this has happened to me before - evict, or negotiate the tenant out... (takes about month and a half to evict). Look on the bright side. The likelihood this happens 2 times in a row.. :)
